These are the rules for using Kabora. They are written to be read.
1. What Kabora is, and what it is not
Kabora is a place where people who own or manage somewhere to stay list it, and where travellers find it and book it.
The booking is an agreement between the guest and the host. Kabora is not a party to it. We do not own, control, inspect, or insure any property listed here, and we are nobody’s agent. We provide the software the two of you use to find each other, agree terms, and pay.
So when something goes wrong with a stay, the host is responsible for the property and for what they promised about it. The guest is responsible for how they treat it.
2. Your account
You must be 18 or over. We ask your date of birth when you sign up and check it. We use it for that, and hosts never see it.
Give us an email address we can actually reach you at, and keep your details accurate. You are responsible for what happens under your account and for keeping your password and any two-factor codes to yourself. Tell us promptly if you think someone else has got in.
3. Booking a stay
Some listings book immediately. Others are requests: you ask and the host answers. A request does not reserve the dates — they stay available to other guests until the host accepts, so a request can be overtaken by a booking. Nothing is charged while a request is pending.
The contract for the stay forms when the host accepts and the booking is confirmed — not when you send the request. Until then either side can walk away.
The host sets the house rules, the check-in and check-out times, the minimum stay, and who may come. Those form part of your agreement with them, and you see them before you book.
4. Prices, our fee, and taxes
Hosts set their own prices, in the currency shown on the listing.
Nothing is added to the price you see. The total at checkout is the host’s price plus any fees the host has set and any tax that applies. Kabora adds no service fee of its own to what a guest pays.
Kabora is paid by the host, not by you. It is called the platform fee either way, and it never changes your total:
- 5% when you found the place through Kabora.
- 2% when the host brought you themselves and Kabora only handled the booking. The same when the host entered your stay by hand and you pay for it through Kabora with the payment link they send you.
- Nothing on a stay that came from another site, or that the host entered by hand and you paid them some other way. Kabora did not sell it and did not process it — that is their business, not ours.
The fee is calculated on the accommodation and any host fees, and never on lodging tax. Taxing authorities are not a service we provide.
Lodging and occupancy taxes, where they apply, are the host’s to collect and pass on unless the law puts that on us.
5. Paying, and who holds the money
Kabora does not take your money. Payments are processed by Stripe. Guest funds do not pass through a Kabora account, and hosts are paid by Stripe rather than by us.
We never receive, hold, or store your card number at any point.
Hosts taking payments will need a Stripe account and will be subject to Stripe’s own agreement for connected accounts, in addition to these terms.
6. Cancellations and refunds
Every listing has a cancellation policy. The one that binds your booking is the policy recorded on it at the moment it was confirmed — not whatever the host’s policy says later. We record it deliberately, so a host changing their terms next month cannot change the deal you already struck.
Your policy, and what you would get back if you cancelled today, is shown on your trip.
If a host cancels a confirmed booking, tell us and we will do what we reasonably can to help you find somewhere else. We are not able to guarantee a replacement.
7. If you host on Kabora
You promise that:
- You have the right to let the property, and doing so does not break your lease, mortgage, insurance, or building rules.
- You hold whatever licence, permit or registration your city requires for short-term letting, and you keep it current.
- Your listing is accurate — the photos are of that property, the description is true, and the calendar reflects reality.
- You handle your own taxes and carry your own insurance. Kabora provides no host protection, no damage cover, and no liability insurance.
- You honour confirmed bookings.
8. Reviews and what you write
After a stay, both sides may review each other. A review should be your honest account of what actually happened.
Do not post anything unlawful, threatening, discriminatory, deceptive, or that belongs to someone else. Do not use a review to extort a refund, and do not offer anything in exchange for a good one. We may remove content that breaks these terms.
9. How we expect people to behave
Kabora only works if people treat each other decently. You agree to treat everyone here with respect — guests, hosts, neighbours, and our staff.
That holds regardless of:
- race
- religion
- national origin
- ethnicity
- colour
- disability
- sex
- gender identity
- sexual orientation
- age
Discrimination in who you host, or in how you treat a guest, is not permitted here.
10. What we do not provide
Stated plainly, so nothing here reads as a promise it is not. Kabora today does not offer any of these:
- a 24-hour support line
- a host guarantee or damage protection
- insurance of any kind
- identity verification
- background checks
- a formal dispute-resolution process between a guest and a host
Our fee is set well below the large platforms’ precisely because we do not provide those things. If that changes, this section changes first.
11. Suspending and closing accounts
You can close your account at any time from your settings.
We may suspend or close an account that breaks these terms, that we reasonably believe is being used fraudulently, or where the law requires it. Where we can give notice and a reason, we will.
Some records survive a closed account: a booking that actually happened, and the payment attached to it. The other party and the tax authorities have their own reasons to keep those.
12. The platform itself
We provide Kabora as it is. We do not promise it will be uninterrupted, error-free, or available at any particular moment.
13. Changes, and getting in touch
If we change these terms in a way that matters, we will tell you rather than quietly editing the date at the top.
